{"id":92,"date":"2020-11-03T16:30:21","date_gmt":"2020-11-03T16:30:21","guid":{"rendered":"https:\/\/themes.getmotopress.com\/albatross\/?page_id=2"},"modified":"2023-03-07T09:50:27","modified_gmt":"2023-03-07T08:50:27","slug":"termini-condizioni","status":"publish","type":"page","link":"https:\/\/appartamento25.ovh\/en\/termini-condizioni\/","title":{"rendered":"Terms and conditions"},"content":{"rendered":"<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">TERMS AND CONDITIONS FOR SHORT-TERM RENTAL<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>SUBJECT OF THE CONTRACT<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">The apartment on this website is located in Italy, in the municipality of Lavis (TN), and is available for rent with a short-term rental contract.<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"2\">\n<li>DURATION OF THE CONTRACT<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">The contract has a minimum duration of 15 days and its multiples, starting from the start date chosen by the tenant. The maximum duration is 18 months, subject to availability.<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"3\">\n<li>PAYMENT TERMS<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant agrees to pay the agreed monthly rent within the fifth day of each month, via SEPA bank transfer or other agreed methods of payment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The owner agrees to cover the costs of electricity, gas, and water up to a predetermined threshold, beyond which they will be charged to the tenant based on actual consumption.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The current thresholds are:<br>Electricity 100 kWh\/month<br>Gas 10 smc\/month<br>Water 10 mc\/month<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The costs for exceeding the thresholds are:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Electricity (PUN parameter of the month) +20% \/kWh<br>Gas (PSV parameter of the month) +20% \/smc<br>Water 2\u20ac\/mc<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"4\">\n<li>DEPOSIT<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">At the time of signing the contract, the tenant must pay a final deposit to the owner. <br>The deposit will be refunded to the tenant at the end of the contract, subject to the verification of the condition of the property, and unless deductions are agreed for other expenses.<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"5\">\n<li>OBLIGATIONS OF THE TENANT<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant agrees to use the property diligently and respectfully, and to comply with the rules of good neighborliness.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant declares to have read and accepted the condominium regulations of the property, and agrees to comply with all the rules.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Pets are not allowed inside the property.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The property can only be used for residential purposes. The tenant cannot carry out commercial or work activities in the property without the prior written consent of the owner.<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"5\">\n<li>CHECK-OUT<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">The property must be returned in good condition, clean and tidy, with all appliances and equipment in working order. It is also requested that all objects, furniture and accessories are positioned as found on arrival. Otherwise, a penalty may be applied for any necessary cleaning or repairs. In addition, please respect the agreed check-out times to facilitate the management of subsequent guests. Please report any damages or malfunctions promptly.
